Rental Agreement and Cancellation Policies

Rental Agreement: 

This Short Term Rental Agreement is made by and between the OWNER and the GUEST as of the date set forth for the prepaid rental. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

  1. Check In: any time after 3:00 pm 

  2. Check Out: by 10:00 am

  3. NO SMOKING inside house, cottage or camp suite. A $200 fine will be charged to your card if any smell of smoke is detected inside.

  4. Quiet Time after 10 pm

  5. Guest shall allow Property Manager or staff access to the property for purposes of repair and inspection if needed.

  6. Lake usage is at your own risk. Not responsible or liable for accidents.

  7. Hot tub is not a swimming pool. Please use responsibly.

  8. People other than those in the GUEST party may not stay overnight in the property.  Any other person in the property is the sole responsibility of GUEST.

  9. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

  10. Keep the property and all furnishings in good order.

  11. Only use appliances for their intended uses.

  12. PETS are permitted only with prior approval and pet fee at assigned houses. No pets on beds or furniture please.

  13. Housekeeping:  There is no daily housekeeping service. While linens and bath towels are included in the unit, daily service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

  14. Fireplace and Fire Pit: The fireplace and fire pit are usable. Please use responsibly. We do not supply firewood.

  15. Gas Grill: Grilling is permitted outside only and away from the cabin, porches or other structures on property.

  16. Use of fireworks is prohibited.

  17. Water and Septic: The [property] is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed.  Please do not flush anything other than toilet paper.  No feminine products should be flushed at any time.

  18. Cleaning Fee: All trash must be removed from the camp suites or houses and placed in bags inside large can outside. No loose trash in big can. We empty our trashcans by hand. A $20 fee will be charged for any loose trash in can. 

  19. All dishes, pots and pans must be washed, dried and put away.

  20. Towels and washcloths and used bed linens placed on bathroom floor. Please. If you have time, put a load of linens on before leaving. This would be much appreciated.

  21. Termination: If the GUEST or any member of his party violates any of the terms of agreement, the owner may, at the OWNER’S sole discretion, terminate this agreement with no refund of the used portions of the rent. The OWNER may enter the premises and remove GUEST, the members of his party and their belongings. GUEST will be notified that they will be subject to an expedited eviction procedure pursuant to the “Vacation Rental Act”.

Cancellation Policy: 

If Guest wishes to cancel his/her reservation, the refund will be as follows: 

  • ​Prior to 30 days of Arrival: Total cost minus 4% of total plus $9.95.

  • Within 30 days of Arrival: No money back. You can rebook for up to one year.
